Essential works for Harbour Towers, Ramsgate

We're carrying out essential works to the soil stack that services all flats at Harbour Towers  from 7 November 2011 through to 2 March 2012,  with a break over the Christmas and New Year period (16/12/11 until 9/1/12).

D.J. Ellis Construction Ltd will be carrying out this work on our behalf  and will need to enter every flat to carry out work that will take between 3 and 4 days to complete.  After then the majority of these works will not effect you and we ask for you corporation and understanding while we carry out this essential work.

 

When will work start in my flat?

What will the work in my flat involve?

The work necessary to your flat will be to remove your toilet and asbestos panel in order to replace the defective soil pipe behind it.  This work will take 3 to 4 days to complete Please note this date may be subject to change if other residents can’t accommodate the proposed start date.

 

How can I find out more?

Who will be carrying out the work?

D.J. Ellis Construction Ltd will be replacing the soil stack and Lednor Construction Ltd will be carrying our any necessary decorative work.

When will the work start in my flat?

See the ‘Programme of works’ to establish the proposed date we will start work in your flat.

We are due to arrive on site 7/11/11 with a view to start works from 14 /11/11 until 02/03/12. 

How long will the work in my flat take?

We estimate to complete the necessary work in your flat within 3 to 4 days.

 

I’ve heard there has been a delay in starting, how will this affect me?

 

Unfortunately the pipe didn’t arrive on time to start the first group of flats.  You will only be affected if you live in flat 4, 10, 16, 22, 28, 34, 40 or 46.

NO ONE ELSE WILL BE AFFECTED

 

While the work is being carried out in your flat:

 

Will I be without water?

Yes for short periods of time, but not at night.

Will I be without a toilet?

Yes, however a portable toilet will be available in your flat and a toilet will be reinstalled and available in the ground floor resident’s room.

Will I be able to stay in my flat while the work is carried out?

Yes, however there will be an amount of noise and you won’t be able to access your toilet or bathroom.

Will I be able to use my kitchen sink, washing machine or bath during the work?

No, not during the working day, only at night.

Do I need to do anything to prepare for the work?

Please remove all personal belongings, pictures, and ornaments etc from the toilet.

My toilet is tiled; will these be affected by the work?

Yes, however an allowance has been made to replace them, however a match cannot be guaranteed.

Will the floor covering in the toilet be affected?

This will depend on if your toilet is renewed and if the floor covering fits back.

Will I need to let D.J. Ellis in each day?

Yes you will need to be home to give access to your flat.

Will I be able to go out during the day and do I have to leave a key with anyone?

Yes you can leave your flat while the work is carried out and no you won’t have to leave a key and the contractor will shut the door when they have finished if your not back.

Will any decorations be carried out when the work is completed?

We will negotiate with you regarding any necessary decorations.  Decorating materials will be supplied or Lednor Construction Ltd will redecorate your toilet if you’d prefer.

Will work continue over the Christmas period?

No, work will not be carried out from 16/12/11 until 9/1/12
