Estate Service Standards
What you can expect from the
contract
The two contracts that cover estate
services set out clear standards that have to be met by our
contractors. They are set out below so that residents and staff can
see what should be provided.
If you think these standards are not
being met, please report this to your Housing Officer.

1. Grass cutting
|
The maximum length of grass
cut with a rotary box mower will be no more than 50mm high.

The maximum length of grass
cut with a machine cutter will be no more than 75mm high.
|

Grass cuttings will be blown
off the paths within half a day of cutting.
|
| |
Litter and dog fouling will
be removed before cutting.
|
| |
Grass on slopes will be cut
six times a year from April to September.
|

2. Bushes
|
Shrubs will be pruned to a
good horticultural standard between November and March or at the
correct time of year for the species.

Litter will be removed at
the same time as pruning.
|
| |
Shrubs will be cut if they
block paths or windows or if they become a hazard.
|
|
3. Trees
|
Trees in communal areas will
have work done if they are unsafe.
|
|
4. Graffiti on council
property
|
This will be removed within
24 hours if offensive.
|
| |
This will be removed within
seven days if non-offensive.
|
|
5. Abandoned cars on the
public highway
|
These will be removed within
24 hours if dangerous.
|
| |
These will be removed within
seven days if not dangerous.
|
|
6. Play areas
|
Each play area will be
inspected once a day, seven days a week.
|

Litter and glass will be removed and the play area
made safe at the daily inspection.

7. Cleaning communal
hallways of flats
|
Cleaning will take place
once a week.
|
|
8. Estate inspections by
Housing Officers
|
Formal published inspections
will take place twice a year.
|
| |
Informal inspections and
checking of communal hallways for fire safety will take place once
a month.
|
|
9. Removal of syringes in
public areas
|
This will be removed within
two hours of being reported.
|
|
10. Weed spraying
|
Communal paved areas will be
sprayed when there are more than 5% weeds.
|
|
11. Fly-tipping
|
This will be removed within
three working days of being reported.
